Mortgage Pool

The Mortgage Pool is like a mutual fund, consisting of numerous First position Trust Deed loans. Individuals, IRA’s, Trusts, Pension Plans, LLC’s, Corporations, etc. – are all eligible to invest. The Mortgage Pool investment has been pre-approved with many IRA and Trust custodians, allowing a quick and easy investment from your account.
The Mortgage Pool provides investors with the advantage of instant diversification. When an investor becomes a Member of the Mortgage Pool, they gain a proportionate interest in all the loans in the Pool’s portfolio. The invested monies are secured by the numerous real estate properties within the Mortgage Pool portfolio.
The Mortgage Pool investment returns a blended yield from all the loans in the pool’s portfolio. Interest payments are distributed at the beginning of each month to Pool Members. Members may choose to receive monthly distribution checks, or to automatically reinvest distributions.
Loans are underwritten by Alliance Financial Inc. to remain within the LTV ratio standards established within the Offering Circular and all loans funded by the pool are individually processed and reviewed by the manager. The manager has over 30 years of experience underwriting loans, and only funds loans that will perform to the high standards the manager has established for this mortgage pool in order to maximize the stability of the cash flow and rate of return for the pool investor.
Investors may purchase any amount of shares in the mortgage pool above the minimum investment of $20,000, and must hold the shares for at least 18 months before redeeming them for cash. Investors must be residents of the state of California, and must meet minimum financial qualifications as follows;
- a net worth of at least $250,000; or
- a net worth of at least $65,000 and income of at least $65,000 annually; or
- acting in a fiduciary capacity (as in an IRA or Keogh) for a participant who meets the financial requirements.
Institutional investors may also purchase shares in the mortgage pool.
There are no buying or selling commissions with the pool. All transactions are "No-Load" to the investor, all commissions and fees associated with the purchase or selling of shares will be paid by the manager.
When subscriptions for membership in the pool are received, the investment check is held until money is needed to fund a loan. Members are admitted on a first in first admitted basis as the money is needed for Pool activities.
The mortgage pool has a maximum offering amount of $100,000,000 with a term until December 31, 2013 - unless terminated sooner or extended by manager.
